Adoss\u00e9 \u00e0 l'a\u00e9roport international Changi, le lieu d\u00e9borde litt\u00e9ralement de monde. \u00c0 l'oppos\u00e9 de la d\u00e9fr\u00e9quentation que d'aucuns d\u00e9plorent si souvent en Europe, lorsqu'il s'agit de prendre le pouls de nos centres commerciaux. Quelles sont les raisons d'un tel succ\u00e8s ?<\/span><\/p>\n<p>\u00a0<\/p>\n<h3>Un emplacement id\u00e9al.<\/h3>\n<p>\u00a0<\/p>\n<p><span style=\"font-weight: 400;\">Premi\u00e8re raison (la plus \u00e9vidente), son emplacement. Reli\u00e9 au terminal 1 de l'a\u00e9roport et accessible depuis les autres terminaux par le biais d'une simple passerelle, les voyageurs peuvent y faire facilement un d\u00e9tour.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Au contraire d'un centre commercial tel que le Starcourt Mall, <\/span><i><span style=\"font-weight: 400;\">mall <\/span><\/i><span style=\"font-weight: 400;\">fictif (et caract\u00e9ristique des lieux de commerce am\u00e9ricains des ann\u00e9es 1980) de la s\u00e9rie Stranger Things qui, situ\u00e9 \u00e0 l'ext\u00e9rieur de la ville, oblige les visiteurs \u00e0 s'y rendre en voiture ou en navette, le Jewel b\u00e9n\u00e9ficie, \u00e0 la fois, de la proximit\u00e9 des dizaines de milliers de voyageurs empruntant, chaque jour, l'a\u00e9roport de Singapour, et de l'offre de transport riche et diversifi\u00e9e inh\u00e9rente \u00e0 sa localisation, en plein coeur de l'un des hubs internationaux <\/span><a href=\"https:\/\/partir.ouest-france.fr\/magazine\/et-les-aeroports-les-plus-frequentes-en-2022-ont-ete\/#:~:text=1%2D%20Duba%C3%AF%20(EAU)%20avec,)%20avec%2051%2C76%20millions.\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">les plus fr\u00e9quent\u00e9s au monde<\/span><\/a><span style=\"font-weight: 400;\">.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Mais encore faut-il que l'offre du centre commercial soit adapt\u00e9e audit emplacement. Aussi id\u00e9alement situ\u00e9 cet emplacement soit-il. En t\u00e9moignent les difficult\u00e9s rencontr\u00e9es par A\u00e9roville. Ambitionnant, \u00e0 son lancement en 2013, d'accueillir 12 millions de visiteurs annuels, le centre commercial, pourtant implant\u00e9 aux portes de l'a\u00e9roport de Roissy Charles de Gaulle, en enregistrait, en 2015, seulement 8,5 millions et peinait, surtout, \u00e0 attirer des clients en semaine, le dimanche repr\u00e9sentant, \u00e0 lui seul, pr\u00e8s de 22 % du trafic hebdomadaire. \u00c0 la veille de la pand\u00e9mie de Covid19, le centre commercial avait attir\u00e9 9,2 millions de visiteurs en 2019 et n'avait, ainsi, toujours pas atteint ses objectifs initiaux.\u00a0<\/span><\/p>\n<p>\u00a0<\/p>\n<h3>Une offre de services centr\u00e9e sur les besoins du client.<\/h3>\n<p>\u00a0<\/p>\n<p><span style=\"font-weight: 400;\">Il faut dire que, loin d'avoir adapt\u00e9 son offre aux particularit\u00e9s de sa zone de chalandise, A\u00e9roville n'est qu&rsquo; une copie conforme des centres commerciaux Unibail-Rodamco-Westfield d\u00e9j\u00e0 pr\u00e9sents en \u00cele de France.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u00c0 l'inverse, si le centre commercial de l'a\u00e9roport Changi suscite autant <\/span><a href=\"https:\/\/sbr.com.sg\/hotels-tourism\/news\/consumers-buzz-most-about-changi-jewel-amongst-local-retail-and-leisure-attractions\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">l&rsquo;engouement des populations locales<\/span><\/a><span style=\"font-weight: 400;\"> que celui des voyageurs, c'est, je le crois, gr\u00e2ce \u00e0 sa capacit\u00e9 \u00e0 proposer une offre de services centr\u00e9e sur les besoins du client.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Puisqu'il est install\u00e9 au sein d'un a\u00e9roport, le\u00a0 \"joyaux\" singapourien fonctionne, lui aussi, comme un terminal. Et outre les services de base, le centre commercial est dot\u00e9 de douches et prend en charge les formalit\u00e9s de transfert vers les ferries et bateaux de croisi\u00e8re. Pour ceux qui le souhaitent, un h\u00f4tel les accueille \u00e9galement 24 heures sur 24.\u00a0\u00a0<\/span><\/p>\n<p>\u00a0<\/p>\n<h3>Proposer des exp\u00e9riences inoubliables.<\/h3>\n<p>\u00a0<\/p>\n<p><span style=\"font-weight: 400;\">Emplacement et services repr\u00e9sentent-ils, pour autant et \u00e0 eux seuls, la martingale des centres commerciaux de demain ? La r\u00e9ponse est, \u00e9videmment, non. Surtout que la crise sanitaire est pass\u00e9e par-l\u00e0, acc\u00e9l\u00e9rant, comme jamais, la croissance du commerce en ligne, impactant, de plein fouet, le commerce physique, centres commerciaux en t\u00eate.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">S'ils veulent rester attractifs, il est par cons\u00e9quent devenu imp\u00e9ratif, pour ces derniers, de se d\u00e9marquer en proposant \u00e0 leurs visiteurs des exp\u00e9riences m\u00e9morables, pour aller au-del\u00e0 de l'environnement physique centr\u00e9 sur la seule vente de produits.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Justement, v\u00e9ritable jungle en pleine ville, le Jewel subjugue et divertit quotidiennement voyageurs, touristes et clients avec sa cascade g\u00e9ante, ses jardins tropicaux, ses jeux interactifs et ses spectacles immersifs. Il les restaure, aussi, \u00e0 travers la pr\u00e9sence de plus d'une centaine de caf\u00e9s, bars et restaurants.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Il en va de m\u00eame pour les centres commerciaux les plus visit\u00e9s au monde. C'est le cas, par exemple, du <\/span><a href=\"https:\/\/thedubaimall.com\/en\/entertain\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Duba\u00ef Mall<\/span><\/a><span style=\"font-weight: 400;\"> (plus de 100 millions de visiteurs chaque ann\u00e9e) qui abrite notamment une patinoire, un aquarium, des jeux de r\u00e9alit\u00e9 virtuelle, un manoir hant\u00e9, et m\u00eame une \"mini-ville\" de 7.000 m\u00e8tres carr\u00e9s d\u00e9di\u00e9e aux enfants, <\/span><a href=\"https:\/\/dubai.kidzania.com\/en-ae\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">\"<\/span><span style=\"font-weight: 400;\">Kidzania\"<\/span><\/a><span style=\"font-weight: 400;\">, dans laquelle les plus jeunes peuvent exercer de vrais m\u00e9tiers et gagner de l'argent factice, qu'ils peuvent d\u00e9penser sur place. C'est le cas, aussi, du<\/span> <a href=\"https:\/\/eu.usatoday.com\/story\/travel\/destinations\/10greatplaces\/2019\/11\/16\/10-great-malls-tourist-that-are-destinations-on-their-own\/4203187002\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Mall of America<\/span><\/a><span style=\"font-weight: 400;\"> (plus de 40 Millions de visiteurs chaque ann\u00e9e). Situ\u00e9 \u00e0 Bloomington, dans le Minnesota, \u00e0 une quinzaine de kilom\u00e8tres au sud de Minneapolis, le centre commercial le plus grand des \u00c9tats-Unis comprend lui aussi un aquarium, ainsi qu'un parc d&rsquo;attractions Nickelodeon et deux h\u00f4tels.\u00a0<\/span><\/p>\n<p>\u00a0<\/p>\n<h3>L'offre de loisirs : un passage oblig\u00e9 pour attirer la Gen Z.<\/h3>\n<p>\u00a0<\/p>\n<p><span style=\"font-weight: 400;\">Ces derni\u00e8res ann\u00e9es, les exp\u00e9riences et les loisirs sont devenus des \u00e9l\u00e9ments incontournables de r\u00e9ussite sur le long terme pour les <\/span><i><span style=\"font-weight: 400;\">shopping malls <\/span><\/i><span style=\"font-weight: 400;\">et ce, quel que soit leur pays d'implantation. C'est d'autant plus vrai s'ils veulent attirer la jeune g\u00e9n\u00e9ration.
